1. Definitions
In these Terms, the following definitions apply:
- "Agreement" means these Terms and Conditions together with any service engagement letter or written confirmation.
- "Services" means the residential advisory, tenancy formalisation, and home guardianship services provided by Jalan Suites.
- "User" / "Client" means any individual or entity who engages our Services or accesses our website.
- "We" / "Us" / "Jalan Suites" refers to the residential advisory practice operating from 8 Cairnhill Rise, Singapore 229670.
- "Content" means all written material, photographs, floor plans, reports, and advisory notes prepared by Jalan Suites.
2. Acceptance of Terms
By engaging our Services, submitting a contact form, or continuing to use our website, you confirm that you have read and accept these Terms. You represent that you are at least 18 years of age and have the legal capacity to enter into a binding agreement. If you are engaging on behalf of a company or organisation, you confirm that you have authority to bind that entity.
3. Service Description
Jalan Suites provides three primary services for clients seeking private residential accommodation in Singapore:
- Tailored Residence Introductions (SGD 190): Property shortlisting, documentation, and viewing coordination.
- Tenancy Formalisation (SGD 700): Lease review, negotiation, stamp duty administration, and move-in inventory.
- Enduring Home Guardianship (SGD 1,400 per year): Ongoing home management, inspections, and renewal advisory.
Services are available in Singapore and are subject to availability. We reserve the right to decline any engagement at our discretion.
4. User Responsibilities
As a Client, you agree to:
- Provide accurate and complete information to enable us to deliver the Services
- Use our Services solely for lawful and personal purposes
- Not reproduce, distribute, or commercialise any Content we provide without written consent
- Notify us promptly of any change in circumstances that may affect the Services
- Treat our advisors and third parties connected to your engagement with respect and professionalism
5. Intellectual Property
All Content produced by Jalan Suites — including property introductions, written notes, advisory reports, and the text and design of our website — remains the intellectual property of Jalan Suites. You are granted a limited, non-exclusive, non-transferable licence to use Content provided to you for personal use in connection with your tenancy search. No other use is permitted without our prior written agreement.
6. Payment Terms
Fees are payable as stated in your service engagement confirmation. Accepted payment methods include bank transfer and major credit/debit cards. All fees are quoted in Singapore Dollars (SGD) and are inclusive of GST where applicable.
For Guardianship services, fees are payable annually in advance. Service-specific refund terms will be stated in the engagement confirmation. Generally, fees for work already undertaken are non-refundable.
7. Disclaimers
Our Services are provided in good faith based on the information available to us at the time of engagement. We do not:
- Warrant that any specific property will be available or that a tenancy will be successfully concluded
- Accept responsibility for representations made by landlords or their agents
- Provide legal or financial advice — our advisory is property-specific and should not be treated as a substitute for professional legal counsel
8. Limitation of Liability
To the extent permitted by Singapore law, our aggregate liability to any Client in connection with any engagement shall not exceed the fees paid by that Client for the specific service giving rise to the claim. We are not liable for indirect, consequential, or incidental losses, including lost rental savings or opportunities arising from delays or decisions made outside of our control.
9. Termination
Either party may terminate a service engagement with written notice. For Guardianship services, 30 days' written notice is required. Upon termination, fees for work already completed remain payable. We reserve the right to terminate an engagement immediately if a Client provides materially false information or engages in conduct incompatible with a professional working relationship.
10. Governing Law & Dispute Resolution
These Terms are governed by the laws of Singapore. In the event of a dispute, the parties agree to first seek resolution through good faith negotiation. If unresolved within 30 days, disputes shall be referred to the Singapore Mediation Centre or, failing mediation, to the exclusive jurisdiction of the courts of Singapore.
11. General Provisions
These Terms constitute the entire agreement between the parties in relation to the subject matter. If any provision is found unenforceable, the remaining provisions continue in full force. Our failure to enforce any right does not constitute a waiver. These Terms may not be assigned by the Client without our written consent.
12. Changes to These Terms
We may update these Terms from time to time. Updated Terms will be published on our website with a revised effective date. Continued engagement with our Services after an update constitutes acceptance of the revised Terms.
